Your Suite
Do the suites have full kitchens?
Yes. Every suite includes a full kitchen with a full-size refrigerator, stove, oven, microwave, dishwasher, coffee/tea maker, and a complete set of cookware and dishes. This is not a kitchenette — it's a real kitchen you can cook full meals in.
Is there a washer and dryer in the room?
Yes. Every suite has its own in-unit washer and dryer. There is no shared laundry facility — it's right in your room.
How large are the suites?

What bed types are available?
We offer queen and king bed options. Our studio apartments have one queen or one king bed. Deluxe and superior suites add a sleeper sofa for additional guests. Our two-bedroom suite has a king bed, queen bed, and sleeper sofa accommodating up to 6 guests. View all suite types →
Do the rooms have smart TVs?
Yes. Every suite has a 55" smart TV with Roku streaming. You can log into your own Netflix, YouTube TV, Hulu, or any other streaming accounts.
How tall are the ceilings?
Ceiling heights vary by floor and suite type. This is a 1921 industrial building with original soaring ceilings, exposed brick, and massive factory windows.
Parking
Is there parking?
Yes. We have a gated covered garage on-site for $25 per night. You'll receive a personal access code via text to the phone number on your reservation.
What is the clearance height?
The garage has a 6 ft clearance. Larger SUVs, trucks, and vans may not fit.
Where is the garage entrance?
The garage has two entrance gates on Preston Street. Gate 1 enters the second-floor garage (use stairs to reach the lobby). Gate 2 enters the first-floor garage with direct access to the lobby for check-in. View parking details →
Hotel Amenities
Is there complimentary breakfast?
We do not offer a breakfast buffet, but we do provide complimentary coffee daily in the lobby. Every suite has a full kitchen so you can prepare your own breakfast.
Is there a fitness center?
Yes. Our fitness center is open 24/7 and includes treadmills, bikes, ellipticals, free weights, and functional training equipment.
Is there a market or convenience store?
Yes. Our on-site market has snacks and drinks available for purchase 24/7.
Do you have meeting space?
Yes. Our industrial-chic meeting room includes modern AV at no additional charge and outside catering is welcome with no food and beverage minimum. Learn more about meetings →
Is there free WiFi?
Yes. Complimentary high-speed WiFi is available throughout the property.
Policies
Is the hotel pet friendly?
Yes. We welcome pets with a deposit. Please contact the front desk at 713-225-5638 for pet policy details and fees.
Is the hotel non-smoking?
Yes. All 79 suites and all interior spaces are non-smoking.
Do you offer extended stay rates?

How do I cancel my reservation?
Cancellation policies vary by rate type. Please refer to your booking confirmation or contact the front desk at 713-225-5638.

George Bush Intercontinental Airport (IAH) is approximately 25 minutes by car. William P. Hobby Airport (HOU) is approximately 15 minutes by car.
Is there public transit nearby?
Yes. METRORail's Preston station is a short walk from the hotel. The Red Line connects you to the Texas Medical Center, Museum District, and NRG Park.
About the Building
How old is the building?
The building was completed in 1921. It was built by Will C. Hogg, eldest son of Texas Governor Jim Hogg and the developer behind River Oaks. The building is listed on the National Register of Historic Places and is a Recorded Texas Historic Landmark. Read our full history →

Art Deco. The building features a reinforced concrete frame, original hardwood floors, exposed brick walls, and massive industrial windows covering over 65% of the exterior. The original rooftop penthouse had Mediterranean-inspired gardens.
